Yet another exciting project has reached practical completion here at Bond Davidson.
Ennismore Gardens, based in the exclusive residential area of Knightsbridge, comprises the conversion of two self-contained flats into one luxury apartment. The project was completed after just over a year on site with Bond Davidson appointed as both Project Manager and Quantity Surveyor. The contractor, London Projects, were tasked with carefully combining the two properties, located between 1st and 2nd floors, within the Grade II Victorian block.
A new cantilevered stone staircase, designed by Stanhope Gate Architects now brings the two levels together, with access now provided between the numerous rooms. The finishes are to the highest quality, with new joinery, carpets, timber and stone flooring installations throughout. The original listed features have been retained and enhanced where necessary.
Working in an occupied residential property with neighbours above, below and to each side of the site proved challenging, but Bond Davidson carefully directed the clients team in gaining all necessary consents including Planning and Listed Building, numerous party wall awards and a landlords licence for alteration.
The final phase of the works included a full upgrade of the communal areas associated with the residential property including a new lift installation and upgrades to the hall and staircase decorations and finishes.
